It may still be cold outside, but the snow and cold is not stopping the buyers from getting out there and making offers. This past weekend at my new listing located at 7 Waybridge Lane in Wayland, MA I had over 60 separate parties come see this exquisite home via private appointment or at the scheduled open house. The outcome was 7 offers in hand, all over the asking price, by Saturday evening and the sellers accepted one so we cancelled the scheduled Sunday open house. On Sunday morning 3 agents called me with additional offers and one buyer reached out to me directly to write one but it was already too late. Here are 7 reasons why you should list in the Winter.
1. While there may be less buyers out there, people who look for a home during the winter are serious...they are ready to buy!
2. There are fewer homes for buyers to look at during the winter which means less competition for you...less competition equals more money!
3. In the spring, the supply of listings increases substantially which lowers the demand for your home...more competition equals less money!
4. Employees who are relocating to your area don’t have time to wait. This makes for an uber-motivated buyer – they want to get moving so they can get back to work.
5. It’s a chance to show off your home’s winter assets – cozy fireplace, non-drafty windows, newer insulation, and efficient home heating.
6. You can sell now for more money and not have to physically move until your desired time...as opposed to just starting the whole process in the spring with everyone else.
7. Loans can be processed quicker because mortgage companies aren't as busy.
